With housing inventory levels still low and rates up in the 6.5-7%, we’re still very much in a seller’s market. The truth of the matter is that homes and shelter are necessities of life right next to food. With low inventory and high buyer demand, prices just aren’t going to come down. People still need a home to live in, they are still moving whether it’s because of a growing family, job, or they just want to have a new home. As long as people can still afford to buy a home that meets their buying criteria, they will still buy regardless of what rates do.
Now historically, the market does tend to slow down once we get closer to August and kids start going back to school. This is because families are busy planning that one last summer vacation. And once school starts most families are unwilling to move during the school year.
That being said if you’ve been sitting on the fence thinking about whether you should sell your current home to upgrade. Well, your window of opportunity is slowly closing. If you list in July you should still have a strong chance to move your home quickly, 1 to 2 weekends, assuming it’s in decent shape and a good location. If you wait until August to list, your chances of selling your home decrease significantly. Instead of 1-2 weekends going under contract, now you might be waiting multiple weeks to a month. So if you’re hoping to get that quick sale with little to no contingencies such as inspection, then it’s recommended that you plan on listing as soon as possible.
